    Oh yeah Robert is definitely being written as naïve for the purpose of this plot. Whether it's so he can be taken in by Rebecca and fooled or whether he's just being like this to fuel Aaron's paranoia and insecurities we don't know yet.

    I should add I deducted 20k for the stuff Robert has bought like engagement rings and stuff which I why I said 440k thought I should make that clear.

    I have no idea how much houses cost there but if the Mill was going to be divided into flats and is completely gutted it will need a lot of money spent after they actually bought it, so would they need the Gordon money and that money from Robert?

    Good point, most of us expected them not to even really be speaking. Rob seems to have swept it under the carpet even though apart from publically revealing the kiss, Rebecca also tried to blackmail him & he still has this notion that she's a lovely girl. Having said that, I still enjoyed the ep & really liked the Liv/Aaron scenes today!!

    Yeah the Mill was originally £330,000 when Jimmy sold it, I think. It'll probably only sell for £200-250k now, but the build costs could be that amount again, so half a million. It will pay off in the end if they sell two flats on.

    Plus maybe they can't get a mortgage due to fire damage and dry rot. Some auction properties are auctioned for the reason of attracting cash buyers

    Just looked - dereliction and extensive dry rot would make a mortgage unlikely

    They are in North Yorkshire, The Mill, in that state, would sell for around £495-595k if in a good state, depending on who is at the auction it may reach around this level but renovations would be extensive and expensive. Aaron and Liv, were they offered £250k each from Gordon's estate? even if its £250k between them all of that would be a significantly large deposit, if Rob matched they could buy the property and mortgage for the renovations, with such a big deposit and both Robron are working most banks would loan without any issues. Actually most banks would loan even if they put just 50% in.

    EDIT, just seen Tink02 note, I had forgotten what Jimmy sold it for so amend my notes accordingly and they would have NO ISSUE affording it together.

    Could be. BTW I believe Aaron has a scene with Laurel next week regarding Ashley's care. Aaron does have experience of caring for Jackson so that must be why. Actually I think it nice seeing Aaron in a scene with someone he normally doesn't interact with.

    Liv and Aaron only got just over £300k as Gordon must have had debts and maybe inheritance tax. Well Liv got that ;)

    On Homes under the Hammer, they regularly show properties that can't get mortgages and some are in a better state than the Mill
